Create a ‘Hidden Places’ Checklist

It’s a good idea to have a list of places that need to be checked for leaks but are often forgotten. Use this guide to make your own list and check these spaces twice a year.

  • Check your manufacturer warranties
  • Refrigerator drip pan (be sure to clean it too)
  • Freezer icemaker
  • Traps and drains under your sinks, tubs, showers
  • Attic parameter

Ceiling Leaks

Just as extreme weather can damage your roof, constant use of faucets and toilets can cause wear and tear on your pipes and fixtures. Both can cause leaks. If you have leaking from the ceiling after a storm, check your rain gutters and downspouts to make sure they are not blocked.

Maintenance Matters

If water appears after taking a shower, the problem may be the result of missing caulking. Simple maintenance of the caulking in the tiles around the shower can prevent leaking.

Window Worries

After the first spring shower, walk around your home to make sure there are no leaks at the base of rim of your windows and door sills. Make sure flashing is intact below your windows and doors.

Reduce Water Pressure to Prevent Leaks

High water pressure stresses your pipes. This can increase the likelihood of a plumbing leak. Measure your water pressure with a hose bib gauge, available at most hardware stores for under $10. If the pressure is too high, ask a professional plumber for help.

Be More Aware

Just as extreme weather can damage your roof and cause leaks, constant use of faucets and toilets can result in poor-performing plumbing. Be more aware of potential leak situations and you are likely to reduce supply system failures before they happen.

  • Monitor your water bill. Do you see an extreme increase in usage?
  • Have you noticed any moisture around the base of your sink or walls?

Plumbing supply system failures are the leading source of residential water loss. Review your homeowner’s insurance policy every year with your agent to make sure it covers potential claims including those associated with your plumbing.

Be Prepared for Emergencies

Flooding happens. Be sure everyone in the house knows how to shut off the main water valve in your home to reduce the damage until your plumber arrives.
